If you've never built a custom home before, the process can feel opaque. Most people don't know what to expect, who to talk to first, or what decisions they'll need to make and when. What Makes a Design-Build Different
Most residential construction follows one of two paths. Either a client hires an architect or designer to create plans, then separately hires a contractor to execute them — two contracts, two timelines, two sets of communication. Or a client hires a contractor who uses stock plans with limited customization.
A design-build firm does both under one roof. At Nanostead, Kevin Ward, our design partner, has been designing homes with us since the beginning. Step 1 — The Free 30-Minute Design Consultation
Every project starts here. The free 30-minute consultation is a real conversation — not a sales call. We use the time to understand what you're trying to build, what your land looks like, what your budget range is, and whether what you're envisioning is realistic given your site and your goals.
This is also where we'll flag anything that needs to be resolved before design starts — zoning questions, utility access, site conditions that will affect cost. Step 2 — The Design Process
Once you're ready to move forward, Kevin leads you through the design process. This starts with a preliminary consultation and design proposal — understanding how you live, what you need the home to do, and what the land allows. From there, the design develops collaboratively.
We build custom homes from 200 to 1,000 sq ft on foundations. There are no preset floor plans. Every layout is developed for the specific parcel and the specific client. Slope, orientation, access, tree coverage, views — all of it informs the design. Kevin can design any home style, and the process is built around your input, not around fitting you into a standard package.
What the design phase produces:
- A site-specific floor plan developed around your land and your needs
- Exterior and interior design direction including material selections
- Construction drawings ready for permitting
- A clear cost picture before construction begins
Step 3 — Permitting and Pre-Construction
Before a shovel goes in the ground, permits need to be pulled. In Western North Carolina, permitting timelines and requirements vary by county and municipality. Madison County, the City of Asheville, Weaverville, and Hot Springs each have their own processes. We've navigated all of them.
Pre-construction also includes finalizing site prep plans — grading, access, utility connections. This is where site-specific costs get locked in. Water, electric, septic, road access — these vary significantly from parcel to parcel across WNC, and we plan for them explicitly rather than leaving them as surprises.
Step 4 — Construction
Our crew handles the full build — foundation through roofing, rough framing, mechanical systems, insulation, interior finishes. Every Nanostead build is Green-Built certified, which means sustainable materials and building practices are part of how we build, not an add-on.
Throughout construction, communication stays direct. You're not managing a general contractor who subcontracts everything and relays information secondhand. The same team that designed your home is involved in building it. When decisions come up mid-build — and they always do — we handle them quickly because the people who need to weigh in are already in the loop.
