Custom ADUs, Backyard Cottages, and Guest Houses

An accessory dwelling unit, or ADU, is a second, independent home on your property with its own living space, kitchen, and bathroom. In Asheville, ADUs are one of the smartest ways to add space, house family, or create rental income without buying more land.

Nanostead is a small custom home builder and ADU builder based in Marshall and building throughout Asheville. We design and build every ADU from scratch to fit your lot, your main house, and how you plan to use it. Owner Jeramy Stauffer and our crew handle design, permitting, and construction, so you work with one team from the first sketch to the final walkthrough.

Asheville ADU Rules Overview

 Building an ADU in Asheville

The City of Asheville allows ADUs on residential lots. Every property is different, though. Lot size, setbacks, steep slopes, utilities, and historic district rules can all affect what you can build and where it can go.

That is why every Nanostead ADU starts with a site review. We look at your lot, your access, and your utility connections, then design an ADU that fits the rules and the land. We handle the permit process with the city or county so you don't have to.

Service Areas

Where We Build ADUs

We build ADUs throughout Asheville, including West Asheville, North Asheville, Montford, Kenilworth, Haw Creek, Oakley, and East Asheville, plus Weaverville, Woodfin, Swannanoa, Fairview, Leicester, Marshall, Mars Hill, Hendersonville, and across Western North Carolina.

  • What is an ADU?

An accessory dwelling unit is a second, independent home on the same lot as your main house, with its own living space, kitchen, and bathroom. It can be detached in the backyard or attached to the main house.

A prebuilt (prefab) on Amazon is the cheapest option and you get what you pay for. Buying a pre-built (pre-fab) tiny house does offer convenience and speed, as it can be ready in a matter of weeks or days, whereas building can take months or even years.

If you want your home to last and want it done right so that it won't blow away (remember the 3 little pigs?) hiring a home builder (like Nanostead) is definitely the smartest choice for your investment.

  • Can I build an ADU in Asheville?

Asheville allows ADUs on residential lots. What you can build depends on your lot size, setbacks, slope, and whether you are in a historic district. We review your property and handle permitting.

  • How much does an ADU cost?

Base pricing starts around $215,000 for 400 square feet. Site work, utilities, and permits depend on your property. See our pricing guide for the full range.

  • How long does it take to build an ADU?

Timelines depend on design, permitting, and site conditions. We give you a realistic schedule after the site review.

  • Can I rent out my ADU?

Many homeowners use their ADU as a long term or short term rental. Rental rules vary by location, so we help you check what applies to your property before you build.

  • Do you build ADUs outside Asheville?

Yes. We build throughout Western North Carolina, including Weaverville, Woodfin, Swannanoa, Marshall, Mars Hill, and Hendersonville.
